"In general, sellers remain generally favored despite favorable market conditions for buyers in some sectors. Rising interest rates have also had an impact, but the resilience of employment has limited the deterioration of the market. Most sales were concluded at the posted price, and some cases of overbidding were even observed," says the report by the Quebec Professional Association of Real Estate Brokers (QPAREB).

Lanaudiere real estate market
Following in Quebec's footsteps, real estate activity in the Lanaudière region slowed in the second quarter compared with the same period in 2022. Here are the details of transactional activity recorded by Centris:
- Number of real estate transactions: reached 1,888, representing a decrease of 10% compared to the same period in 2022. However, compared to the first quarter of 2023, the number of real estate transactions increased by 17.5%, with a total of 1,606 sales, representing 282 additional sales.
- The number of active listings totalled 2,485 in the second quarter of 2023, marking a decrease of 10% compared to the same period in 2022. However, it was up 18.3% on the first quarter of 2023 with a total of 2,101 listings, representing 384 additional listings.
- As for the median price of single-family homes, it stood at $385,000 in Joliette, recording an increase of 6% compared to 2022. In Rawdon, the median price of single-family homes, set at $385,000 in 2022, saw a more significant increase of 9%.
